What TPO Roofing Is
TPO — thermoplastic polyolefin — is a single-ply membrane welded together with hot air at the seams to form one continuous surface over a low-slope roof. It is light in colour, which keeps roof surface temperatures lower than a dark built-up roof, and the welded seams are what give the system its water-tightness rather than adhesives or fasteners in the field.
A TPO roof is an assembly, not just the membrane. Below the sheet sits insulation, usually polyiso, and in most well-built assemblies a cover board between insulation and membrane to resist hail and foot traffic. The membrane is then either mechanically attached with plates and fasteners in rows or fully adhered across the substrate. Everything that fails on a low-slope roof — drains, curbs, pipe penetrations, wall terminations — is detailed separately with flashing and welded accessories.
When TPO Makes Sense — and When Something Else Does
Low-slope roofs on commercial and multifamily buildings
This is TPO's home ground: large, mostly open low-slope areas where a welded membrane can run in wide sheets with few interruptions.
Mechanically attached vs. fully adhered
Mechanically attached systems install faster and cost less; fully adhered systems handle wind uplift with less flutter and are often the better choice on higher or more exposed buildings. Building height, deck type and wind requirements decide it, not preference.
Recover instead of tear-off
When the existing roof is dry, structurally sound and there is only one roof in place, a recover over the existing system can be appropriate and less disruptive. Wet insulation or an existing second layer rules it out.
When modified bitumen may fit better
On smaller roofs with heavy foot traffic, complicated geometry or lots of penetrations, a modified bitumen system is sometimes the more practical answer.
When the roof isn't low-slope at all
Steep-slope residential buildings belong on shingles or metal. We'll say so rather than sell a membrane onto a roof that doesn't want one.

TPO Details That Actually Determine Roof Life
- Insulation and R-value
- Polyiso is the usual choice. Thickness is driven by energy requirements and by the need to build the assembly up to the height of drains and curbs.
- Cover boards
- A cover board between insulation and membrane substantially improves resistance to hail and to foot traffic. On a North Texas roof, that matters.
- Drainage
- Low-slope does not mean no slope. Standing water accelerates membrane aging and finds every marginal seam, so drains, scuppers and tapered insulation are part of the design rather than an afterthought.
- Penetrations and curbs
- HVAC curbs, pipes, conduit and vents are where TPO roofs fail. Each needs the correct welded flashing or prefabricated boot, properly terminated.
- Repairs
- Punctures and open seams on a serviceable membrane are welded rather than patched with sealant. Sealant on a single-ply seam is a temporary measure, not a repair.
- Manufacturer warranties
- Membrane manufacturers offer system warranties with their own requirements for assembly, installation and inspection. What is available on a given project depends on the system specified and the manufacturer's terms, so we confirm it against that project rather than promising a number in advance.
- Maintenance
- Clearing drains, checking terminations and inspecting after storms is what keeps a membrane reaching its expected service life instead of failing early at the details.

What is TPO roofing?
TPO is a single-ply thermoplastic membrane used on low-slope roofs. Sheets are welded together with hot air to form one continuous waterproof surface over insulation and, in most assemblies, a cover board.
How long does a TPO roof last?
Service life depends on membrane thickness, the quality of the assembly beneath it, drainage and maintenance. Poor drainage and neglected penetrations shorten it more than the membrane itself ever does.
What's the difference between mechanically attached and fully adhered TPO?
Mechanically attached systems are fastened through the membrane into the deck in rows; fully adhered systems are bonded across the substrate. Adhered systems resist wind uplift with less membrane movement and are often preferred on taller or more exposed buildings.
Can a TPO roof be repaired?
Yes. Punctures, failed seams and damaged flashings on an otherwise serviceable membrane are repaired by welding in new material. Sealant alone is a stopgap, not a repair.
Is a recover better than a tear-off?
A recover is less disruptive and less expensive when the existing roof is dry, sound and single-layer. Wet insulation or an existing second roof means a tear-off is the correct approach.
Does TPO work in the Texas heat?
TPO's light-coloured surface reflects a significant amount of solar energy, which keeps the roof surface cooler than dark systems. Detailing and drainage still determine how the roof performs over time.
What about hail on a TPO roof?
Hail resistance comes largely from what's under the membrane. A cover board over the insulation makes a meaningful difference in how the assembly handles impact.
